SPI Development Advances: Planning and Zoning Commission's Recent Decisions

On January 18, the Planning and Zoning Commission (P&Z) met to discuss and approve proposals for replating lots on South Padre Island (SPI). The Commission gave its approval to the following proposals: -
Mexico Investments 3, LLC's replating of "Lots 1, 2, & 3 Block 5, The Shores Subdivision, Phase 1 Section 3" to form a single, expansive lot: "Lot 1A (8201 Breakers Blvd)."
- Royce Norman's proposed replat of "Lots 15 & 16 Block 157, Padre Beach Subdivision, Section X" to create three lots: "Lot 15A, 15B, & 16A (126A, 126B, & 128 E Polaris Dr.)."

Montana's Saloon Inc.'s replating of "Lots 1 & 2 Block 49, Padre Beach Subdivision, Section IV" to establish one large lot: "Lot 1A, Block 49 Montana's Saloon Subdivision."

All property owners submitted copies of preliminary and record plats, adhering to the "Fast Track Process" guidelines as no additional improvements were necessary. The Planning/Parks & Rec. Department staff recommended the approval of both preliminary and record plats for all three requests. In addition to these decisions, the City Council delegated the Commission to review the Chapter 20 Zoning Ordinance, seeking recommendations for any modifications previously reviewed by the Adhoc Committee. The Commission will forward the recommendations to the Council for consideration.
Acknowledging the dedicated efforts of the Adhoc committee and City Attorney/Presiding Judge Ed Cyganiewicz, the Commission recognized their time and commitment to making corrections. With no further recommendations, the Commission agreed to address the issue of parking at the upcoming P&Z meeting. |
